We make Bildrix, so this list is partisan. Bildrix is ranked first because we built it for this job; every other tool is described from its own public pages, linked, so you can check us.
Short answer: the best AI takeoff software for drywall and framing in 2026 is Bildrix, if you bid from PDF floor plans in the US or Canada and want typed walls to price themselves into a bid you send, sign and invoice. If you want the deepest drywall bill of materials and will price elsewhere, choose Togal.AI. If you price finishes by net wall area with openings deducted, Bobyard's pages describe that and ours do not. If you would rather send plans out and get takeoffs back, Beam AI is built for that.
Drywall and framing look simple on a plan and are not. The same line can be a 3-5/8" partition, a 1HR rated wall or an exterior 2x6, and the price lives in which one it is. So we ranked these tools on how they read wall types, how quantities become material, and what happens after the takeoff.

How did we rank drywall and framing takeoff tools?
- Wall types: does the tool read the type from the drawing, or leave you to classify every run?
- Material: do measured walls become studs, plates, board and labor?
- Price: does the material become a priced line, and can you see where each price came from?
- After the takeoff: e-sign, change orders when the walls move, invoices.
Bildrix ranks first on the last three. Togal.AI is as strong on the second for drywall specifically, and we say where it is stronger below.
1. Why is Bildrix our pick for drywall and framing?
Because the wall type comes from the drawing, not from you. Bildrix's architectural takeoff measures walls as runs in linear feet and types each one from the sheet's legend or hatch, and from the wall-type schedule when there is one: partition, exterior 2x6, 1HR rated. A wall with no type on the sheet stays unresolved on screen instead of being priced as a partition. Rooms come in as polygons with area, named from the drawing's own labels, and doors and windows are matched to their schedules by mark.
Typed walls then price themselves. Default assemblies cover partitions, drywall, 1HR and 2HR walls and exterior 2x6, alongside ACT ceilings and baseboard, and your own library replaces them. Where nothing in any library fits, the AI reads the sheet's legend, notes and schedules, drafts an assembly with studs, plates, sheathing, fasteners and labor, prices it for the job site's market and tags it as AI work to verify. Wall finishes price from room perimeter times the ceiling height the sheet notes, or an assumed height labelled as assumed.
And the takeoff keeps going: the estimate goes out for e-sign, a revised set is compared to the last and the difference staged as an AIA G701 format change order, and the invoice follows. Every count the AI doubts, under 60% confidence, waits in a review queue first.
Pricing and trial: Pro per seat billed annually, or pay as you go with credits, on the pricing page. Upload free; book a call and we run the first takeoff free. What it does not do: drywall, paint and flooring are priced as assemblies, not detected as trades; it does not measure wall or ceiling area on its own; it does not run on elevations, sections or details; PDF floor plans only, US and Canada only.
2. Is Togal.AI better for drywall-only contractors?
For a drywall contractor who wants material quantities and will price in another tool, it is a serious alternative. Togal.AI's drywall page describes a one-click takeoff that "suggests a classification for every wall and partition", including exterior versus interior, measures wall and partition runs by linear foot, room square footage and ceiling areas including acoustical ceilings, and finds ceiling tags with text search. Its Assemblies page turns measured walls into studs, sheets, screws, crew hours and equipment, with a bill of materials grouped by material and stud height, and says the team can migrate assembly libraries from PlanSwift or On-Screen Takeoff.
The limits are on the same page: Assemblies "is built for drywall", and asked whether it gives total project cost, it answers "not yet"; pricing, markup, overhead and tax stay in your estimating process. Pricing: per user per month billed yearly, custom on Business. Trial: book a demo. See Bildrix vs Togal.AI.
3. Does Bobyard measure net wall area?
Its finishes page, read on September 14, 2026, describes room boundaries, wall length and surface area by type with door and window openings deducted, and finish callouts and schedules. If you price drywall, paint or wall covering by the net square foot, that is a real advantage: Bobyard's pages describe that surface measurement and ours do not. Assembly templates and a cost database are described; an AI price lookup and AI-written assemblies are not.
Pricing: not published. Trial: none described; book a demo. See Bildrix vs Bobyard.
4. Should you outsource drywall takeoffs to Beam AI?
If you would rather not run takeoffs at all, maybe. Beam AI offers Done For You takeoffs, where you upload plans and receive takeoffs checked before delivery in a stated 24 to 72 hours, and a Do It Yourself mode. It has trade pages for drywall, lumber and insulation; framing is not named on the page we read. Pricing: not published. Trial: a free guided tour or a demo. The tradeoff is the turnaround: a delivered takeoff is not one you can rerun tonight when Addendum 2 lands.
5. Can STACK's Floor Plan AI handle wall takeoff?
Floor Plan AI, a priced add-on, detects rooms, walls, doors and windows one sheet at a time, and STACK's help center calls the results "a starting point" you review in full. Around it sits a mature worksheet with formula assemblies, labor hours, an Excel add-in and QuickBooks export. A confidence flag, e-sign and invoices are not described. Pricing: per user per month billed annually, plus the add-on. Trial: a free account and 7 days, without the AI. See Bildrix vs STACK.
6. Is PlanSwift still worth it for drywall estimators?
If your assembly library lives there, it is hard to leave. PlanSwift has 18 or more trade assembly libraries with custom formulas and a live Excel link, and its plugin store sells a drywall starter pack. Since May 2026 Takeoff Boost adds Auto Takeoff, a page at a time, and Auto Count. It runs on Windows only. Pricing: per license per year, starter packs extra. Trial: 14 days, no card. See Bildrix vs PlanSwift.
7. Where does Kreo fit for wall takeoff?
Kreo's Auto Measure detects rooms, walls, doors, windows and custom areas, and One-Click Area measures a space you click inside; it also reads CAD and, through a separate product, IFC models. Drywall-specific assemblies are not described. Pricing: per user per month billed annually, AI on Pro. Trial: 7 days on Pro. See Bildrix vs Kreo.
8. Is Bluebeam enough for drywall takeoff?
For hand measurement, many estimators use it. Bluebeam's estimating page describes measurements kept as markups on the drawing, custom columns and formulas for your own unit costs and waste factors, Quantity Link into Excel and Compare Documents for revisions. An AI wall takeoff is not described. Pricing: per user, billed annually. Trial: free, length not stated.

Frequently asked questions
What is the best AI takeoff software for drywall and framing?
We rank Bildrix first, and we make it. It measures walls in linear feet and types each one from the sheet's legend, hatch or wall-type schedule, then prices drywall and framing through your assemblies, writing one from the sheet's own notes where your library has none and tagging it for review. If your bids are priced by net wall area or you want a drywall bill of materials and nothing after it, Togal.AI's Assemblies is the strongest alternative.
Can AI measure drywall square footage from a floor plan?
Some tools measure wall surface area directly. Bobyard describes wall length and surface area by type with door and window openings deducted, and Togal.AI measures ceiling areas. Bildrix works from wall length and the ceiling height the sheet notes, or an assumed height labelled as assumed, and does not measure wall or ceiling area on its own.
Does AI takeoff software know a rated wall from a partition?
When the drawing says so. Bildrix types walls from the legend, the hatch or the wall-type schedule (partition, exterior 2x6, 1HR rated) and leaves a wall with no type on the sheet unresolved instead of guessing. Togal.AI suggests a classification for every wall and partition, including exterior versus interior.
Can AI count studs, plates and board?
Yes, through assemblies. Togal.AI's Assemblies calculates studs, sheets, screws, crew hours and equipment from measured walls. Bildrix applies your wall assemblies to typed walls and, where none fits, has the AI draft one with studs, plates, sheathing, fasteners and labor, priced for the job site's market and tagged as AI work to verify. PlanSwift sells a drywall starter pack of assemblies.
Which drywall takeoff tools have a free trial?
Bildrix lets you upload a plan set free, every sheet named and scaled, and runs your first takeoff free with a review call. PlanSwift lists a 14-day trial with no card, and Kreo and STACK list 7-day trials. Togal.AI and Bobyard start with a demo, and Beam AI offers a guided tour.
Can AI take off drywall from elevations and sections?
Bildrix does not: it runs on floor plans and refuses elevations, sections and details before spending a credit. Heights come from the sheet's notes or an assumption you can see. If your scope lives in elevations, check each vendor on your own set before you buy.
The bottom line
We built Bildrix so a wall arrives with its type and leaves as a priced line you can defend. Try it on a real floor plan set: upload free, or book a call and we will run your first takeoff with you.
